West Virginia University Hospital Medical Office Building

Situation

Over the course of a decade, Martinsburg, West Virginia has been at the epicenter of a population boom as residential growth and housing have exploded. More and more people discovered Martinsburg – known as the “fastest growing City in the State” and the “Gateway to the Shenandoah Valley” -- as an ideal bedroom community to the Washington, DC, Maryland and Northern Virginia employment centers. As one of the most dynamic economies in the US, the area gained more than 285,000 jobs since 2000, marking the greatest number of any metropolitan region in the country while maintaining unemployment rates consistently below the U.S. average.

This exceptional growth created a unique opportunity for West Virginia’s University Health System (WVUH) to build a state-of-the-art medical office building (MOB) that could consolidate several smaller entities. Additionally, the new MOB needed to be flexible enough to expand as WVUH’s strategic plan for growth also expanded. 

Solution

WVUH engaged Healthcare Development Partners (HDP) to develop a new state-of-the-art medical office building with itself as the anchor tenant. WVUH now brings together City Hospital, Jefferson Memorial and WVUH in a new, not-for-profit healthcare delivery system serving the Eastern Panhandle. As a unified healthcare delivery system, WVUH improves the health status of area residents with high-quality health and wellness services as well as expanded care access to the region.

Located between Tennessee Avenue and I-81 in Martinsburg, the West Virginia University Hospitals - East (WVUH-East) Medical Office Building (MOB) contains approximately 37,000 rentable square feet dedicated to providing medical office space for approximately
30 physicians in group or individual practice.

Physician suites are separated from each other by sound-insulated walls spanning from floor to the deck above and all interior partitions penetrate ceilings for added sound attenuation.

One of the most important features of the MOB is its expandability. WVUH established a goal of expanding the University’s physician practice plan, adding 100 physicians within a five-year period.The MOB was constructed to accommodate this additional growth through a phased-construction approach.
